What roofing costs in Durham

Start with the house, not the shingle

A roofer prices by the square, 100 square feet of roof surface. Architectural shingles installed in the Triangle run $450–$800 per square with tear-off, synthetic underlayment, ice-and-water membrane at valleys and penetrations, new boots and flashing, ridge vent, permit where required, and cleanup. The spread is mostly pitch, complexity and what is under the old shingles, and Durham's housing stock sorts neatly into those buckets.

Exposed-fastener metal, the kind on barns and farmhouses up toward Bahama, lands between the two columns at $700–$1,200 per square. Three-tab shingles save about 15% and we do not install them on houses; they fail in the first serious wind.

The old-house surcharge

The three lines that are usually missing

3. Proof of license and insurance. North Carolina only requires a general contractor license above $40,000, so many roofers skip it and carry no workers' comp.
